Random homebuyer fact that surprises a LOT of people:
Your first mortgage payment usually isn’t due the month after you close.
Mortgage payments are typically paid in arrears, so depending on when you close, you may have a little bit of time before that first payment comes due.
BUT (and this is important) don’t mistake this for getting a “free month” of housing. Your closing costs and prepaid interest/escrow are calculated as part of your closing, and your exact first payment date depends on your loan and closing date.
Just one of those little things I like to explain to my buyers BEFORE they get to the closing table. 🏡
